Available Space
|
A few, southeastern
industrial parks serve Cd. Juarez, with adequate available
space in each. The newer parks were far from the worker
living areas, which could have contributed to a higher
turnover rate than in communities of comparable size.
However, with the industrial development, there is massive
residential development accompanying it. Commercial development
is being built to support the new industrial and surrounding
residential areas. Additionally, new industrial land to the
southeast of the city, in an area referred to as "Nuevo Juarez,"
is available on a build-to-suit basis that would be accessible to
new labor sources in the region.
A current survey of
industrial park in Cd. Juarez, with a variety of site options,
reveals the following average USD prices:
|
|
Industrial Land Purchase Price
|
$4.50- $5.50 sq. ft.
|
|
New Construction or Build-to-Suit Costs
|
$36.00 sq. ft.
|
|
Lease Rates for Existing Industrial Space (5 yrs)
|
$4.80- $5.25 sq. ft.
|
|
Refurbish, or Rebuild-to-Suit Costs
|
$20.00 sq. ft.
|
Infrastructure
|
Industrial parks on
both sides of the river possess water, electricity and gas at
reasonable prices. Transportation costs are generally low due
to availability of most carriers.

Customs
|
U.S. Customs operates
two sophisticated facilities at the Bridge of the Americas,
(BOTA), and the newer Zaragosa Bridge. Waiting times can be
one hour on the BOTA, and a lot longer for trucks. Passage
can be quicker across the Zaragos Port of Entry. The heavy
traffic can create delays of several hours during peak operations.
24-hour crossing do alleviate a significant portion of the delays.
The Santa Teresa Port of Entry is accessed through Route #2 (The
Casas Grandes Highway), and businesses should give serious
consideration to using this crossing, because crossing times are minimal.
To facilitate the ease in
crossing for regular commuters, US Customs has established a dedicated
commuter lane at the Stanton Street Bridge. Crossing times are normally
5 minutes. This program has been so successful that US Customs is
working toward establishing a dedicated commuter lane for trucks.
